Property Details & Viewings - Once you have received your valuation, and provided that you are happy with it, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that your sales details highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs and floor plans
Once you have seen and approved our particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by us and accompanied viewings can also be arranged to show prospective buyers around the property should you be unable to do so
Marketing - Your property will be marketed through many mediums. The most simple and effective tool is a For Sale Board outside the home- this is prominent 24 hours a day and is bright and eye- catching.
We will provide a regular prominent advertisement of your property in our office windows together with our prominent notice boards and LCD screens showing properties on offer and provide an advert of your property within popular local magazines and newspapers.
We will also update our website daily and place full details of your home on the main property portals for extra exposure.
We will contact registered prospective buyers as soon as possible after receiving your instruction and your details will be forwarded to any new registered buyers immediately by email through our database.
Offers - Any offers we receive are promptly verbally notified to you and are then followed up in writing. Our competent sales team will negotiate between you and your prospective applicant in order to achieve the strongest qualified buyer with the best possible price.
We will inform you of the position of the buyers and liaise with you until an acceptable offer has been agreed.
Agreed Sale and Sale Progression - Once the sale is agreed you will need to instruct a solicitor. The solicitor will then write to all parties and the buyer will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.

The solicitors draw up the draft contract which sets of the Terms of the Sale and sends it to the buyer's solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out.
Exchange and Completion - Your solicitor once completed all searches and paperwork will ask you to sign the contract and then send this to the buyers solicitor whom in turn returns their signed contract. Once this has happened you have ‘exchanged” and the sale is legally binding. You will set a date for completion at this point and agree when to release the keys to the new owner
