This guide is intended to assist you in letting a property. As with all industries, Letting Agents will work differently and ours is no exception. In an effort to speed the transaction process so that you can move into your home quicker, we have identified a few key points which we believe you will need to know about in advance.

 If you rent a property on or after April 2007, your Landlord or Agent must protect your deposit in one of three appointed schemes.  You will be entitled to know where Deopsit is held within 14 days  If your Landlord or Agent cannot prove that your Deposit is protected, they are breaking the law and can be fined 3 x the value of you deposit  From 6th April 2007 , if you rent through Outlook, we will protect your deposit before giving it to your landlord.

View a Property
We will endeavour to arrange convenient appointments for you to view suitable homes. Where possible we will chauffeur you to each property during the weekdays, evenings and Saturdays.
Making an offer
When we have found you a suitable property you will be able to make an offer for the Landlord's consideration. You will also be asked to supply a preliminary deposit, which would hold the property for you. Any offer you make would be subject to you meeting our reference criteria. Please remember that throughout the transaction we act for the Landlord but will endeavour to incorporate your requirements as well
Agreeing the Let
Once your offer has been accepted we will apply for references and create the relevant paperwork, which will form the basis of the agreement between you and the Landlord. We will also provide you with our Guide Notes for Tenants, which will explain our procedures further
Tenancy Agreement
When all references have been received we will arrange an appointment with you to visit our offices to sign the Tenancy Agreement. We will also ask the Landlord to sign their copy of the document.
Rent & Deposit
Prior to you taking possession, we will ask you to provide the agreed sum of rent and deposit, normally one month each. These monies need to be paid in cleared funds prior to moving into your new home.
Check in & condition Report
If we have been instructed by the Landlord, a Condition Report will be prepared of your new home and a convenient appointment will be made with the Inventory Clerk to carry out a Check In report to coincide with your move in day.
